The work proposes the renovation of an area of the city of Łódź with the creation of a model which has the potential to be extended beyond the project site into the rest of the city.
The project confronts a difficult situation: an abandoned textile factory, a large apartment block, and a complicated usage of the site.
Regarding the factory, it was decided to intervene with a restoration of the whole building in which an art gallery is to be opened, while under the original, characteristic roofing behind the main body of the factory, it was chosen to situate the market which at present is in the site’s central square.
It was also decided to use a new building typology, which starting from the old inverts the functions: thus the habitations which previously faced onto the street are now placed on the inner area of the site, shielded from traffic, while the commercial units are put in contact with the street. The layout of the buildings was studied to make the whole area accessible to pedestrians.
It was decided to demolish the pre-existing block of flats and to construct new housing units to be redistributed in the area for the same number of residents but with the scope of improving their quality of life.
In a city characterized by its greyness, it was felt necessary to use colour to renew and stimulate the environment, giving it a new vital energy. Thus the idea was developed of a ribbon in reinforced concrete which defines the forms and dimensions of the new buildings. Ideally the ribbon, starting at ground level and simultaneously acting as roofing, should cover and connect the under lying buildings at various levels, which at the sides are covered in movable coloured panels.
Finally, to protect and unify all the existing buildings surrounding the factory, a second roof in steel was projected, which, like threads of wool issuing from a loom, evokes the original function of the factory and it is in fact from this latter that the new roof branches off to overlay the original still existing roofing; between the new roofing and all the buildings below transparent glass walkways have been created which allow different viewpoints of the historic edifices.
